At the risk of sounding like a broken record, here I go again.
Lets get April rolling. I am buying preforeclosure shorts all over the US. While the number of these shorts is still on the increase lets both make some money. I have the cash and you have the listings. Here is what I prefer:
Residential. At or below median works best for resale (yep, that is what I am doing), but I can go over $1M. Bulk deals are nice. There are still builders out there who are sitting on more than on house. I can buy in bulk and then resell individually.
I realize that this is a numbers game with a lot of patience required. That is OK by me. I also realize that short do sometimes require a bit of negotiating. Also OK with me. Hard work plus pain in the rear equals nice cash.
